Major residential projects planned along McCrory Lane near Pegram

Several large residential developments are moving forward along Highway 70 and McCrory Lane just inside Davidson County, bringing hundreds of new housing units to an area that sits directly on the Cheatham County line.

While the projects fall under Nashville’s jurisdiction and new residents will not be zoned for Cheatham County schools, their proximity means they are likely to be closely watched by Pegram residents, particularly those who regularly travel through the Highway 70/McCrory Lane corridor.

The largest project, Newsome Station, is under construction off of McCrory Lane – just across the railroad tracks at Highway 70. The development will include 162 townhome rentals and is being built by AHV Communities, a Texas-based company that operates luxury rental communities in Colorado, Washington and Texas, with new developments underway in Alabama and Tennessee.

AHV Communities is also behind Westbrook Pointe, a 153-unit rental project next to Eddy’s Market on Highway 70. Plans call for 84 townhome rentals and 69 single-family home rentals.

At one of its communities in San Antonio, Texas, AHV charges $2.3k-$2.5k per month for three and four bedroom single family homes that range from 1,500-1,900-square-feet. The townhomes range from $2k-$2.3k per month for two to four bedrooms and 1,200- to 1,700-square-feet. This Texas community includes amenities like a pool, pickleball courts and a fitness center.

Two additional projects are underway on McCrory Lane near the quarry. The Reserve at Newsom Station, developed by Nashville-based Dalamar Homes, will include 76 single-family homes. Dalamar also built the Ellersly subdivision off of West Kingston Springs Road in Kingston Springs. These three to four bedroom homes in Kingston Springs start at just under $450k, and range from 1,400-square-feet to 2,300-square-feet.

Adjacent to that site is Harpeth Overlook, a 35-home development marketed as a sustainable-living community. Developer Aera Systems, also based in Nashville, says the homes will use carbon-neutral materials, high-performance construction techniques and other environmentally focused features. Aera Systems previously stated residents can expect to begin moving in to the 3,000-square-foot homes in 2026.

A fifth development, Newsom Place, is planned off Newsom Station Road behind the Shell gas station near McCrory Lane. Luxury developer Vastland Northcrest Development of Nashville is building 85 townhomes on the site. The site will be managed by Vastland Communities, which is already accepting reservations for the attached homes at Newsom Place. Vastland Communities currently operates across middle Tennessee, including nearly $600,000 townhomes off of Old Hickory Boulevard in Bellevue.

Combined, the projects will add more than 500 new housing units along the Davidson–Cheatham border.

Metro Nashville planning documents show all five developments fall within Davidson County’s planning authority. No public infrastructure or school impacts have been identified for Cheatham County, though the new housing will increase activity along shared roadways connecting Pegram and Bellevue.
