Inventory peaks in Kingston Springs: What it means for buyers and sellers

Hey y’all, thank you for tuning in to my monthly review of the Kingston Springs Housing Market. In this article, I will share data surrounding market trends and share what I think are indicators of where our market may be heading in the next few months. Of course, I don’t have a crystal ball and can’t say for certain, but I will at least highlight some notable metrics and things we should be considering as we observe market trends.

First of all, September was a bit of a slow month, which may not be a surprise to those of you who have been tracking market activity. Over the last 5 years, an average number of home sales would be 8 during the month of September. This past month, there were 6 Single Family homes that closed. In 2024, Kingston Springs also had 6 sales, so I don’t believe there is reason to be concerned.

One of the most notable and perhaps important changes in the market is the active inventory.  Throughout the year we have seen this number steadily increase, along with the average days on market. These items combined, have tilted the scales from a seller’s market into a buyer’s market. As of September, Kingston Springs now has more active listings (36) than any other period over the last 5 years. 

So what happens next?

This is where I really wish I had a crystal ball, but here is my best guess: As inventory increases and homes sit longer on the market, sellers are now going to compete against each other to get a buyer's attention. Good news for those of you who have been holding off from buying and waiting for a good opportunity! 

What is important to remember, is that when it comes to real estate everything is very situational. No two homes are the same, therefore it is very difficult to generalize how a specific property may perform on the market. There are instances in Kingston Springs where a property goes under contract immediately upon listing. It is difficult to know, but working with the right agent who understands the market, area and data can be your key differentiator.

The best plan?

Make the move when you are prepared and ready. It is impossible to perfectly time the market. Hindsight is always 20/20, but you will never know for certain that now is the best time.
